Dock Holder Rules and Regulations
Effective November 1, 2026 · v1
These Rules govern the use of slips, docks, piers, and common areas at Lakeside Marina and are incorporated into every Slip Rental Agreement (the “Agreement”). Definitions, payment terms, and the full enforcement and termination process are set out in the Agreement — see Sections 5 and 11.
Conduct: Owner is responsible for the conduct of family, guests, employees, and contractors. Treat Marina staff and other dock holders with courtesy and respect.
Slip Use: Slip may be used only for the Boat identified in the Agreement; no substitutions without written approval. Boat must fit within the Slip with no overhang; oversized boats may be reassigned or charged an overhang fee.
Registration & Insurance: Boat must be currently registered/documented with decals displayed. Proof of current liability insurance must be on file before use and at each renewal.
Commercial Activity: Must be noted on the reservation form and approved in writing by the Marina, case-by-case.
Signage: One for-sale sign permitted, no larger than 18″ x 24″, mounted on the transom or aft deck. All other signage is prohibited.
Vessel Condition: Boats must be kept in Bristol condition — clean, neat, and free of rust, mildew, or peeling paint. Marina may request proof of seaworthiness at any time.
Lines, Fenders & Bilges: Lines and fenders must be adequate and meet BoatUS thickness guidelines; substandard lines will be replaced and billed to Owner. Bilges must be kept dry with working pumps; Marina-performed pump-outs will be billed to Owner.
Inoperable / Derelict Vessels: May not be stored more than 10 consecutive days. Sunken or derelict vessels are treated as an emergency under Section 19 (Emergencies) of the Agreement, with corrective action at Owner’s expense.
Laundry: No hanging laundry on rigging, lifelines, or other exterior parts of the vessel.
Navigation & Speed: No-wake within the breakwater, fairways, and fuel dock approach. Idle speed within 100 ft of docks, swimmers, or paddle craft. No skiing, tubing, jet skiing, or wake-jumping. Yield right-of-way to departing/approaching vessels and Marina work boats.
Electrical & Water: Marine-grade cords only, not exceeding rated amperage; no cords or hoses across walkways. Hoses must be disconnected and drained when not in use.
Sewage & Discharge: No discharge of sewage, bilge water, fuel, or other pollutants. Use the pump-out station; overboard discharge devices must be sealed or disabled.
Fueling: Only at the designated fuel dock. Report spills immediately. Engines off and no smoking while fueling.
Hull Work & Prohibited Work: Sanding, scraping, or painting must be done off-site with proper containment. Spray painting, fiberglass work, and heavy engine service are not permitted at the Marina.
Trash & Invasive Species: Dispose of trash, recyclables, and used oil only in designated receptacles. Follow Clean, Drain, Dry practices to help prevent invasive species.
Grills, Heaters & Smoking: Charcoal and propane grills are prohibited. Electric grills are permitted on the docks but must be attended. Unattended space heaters are prohibited. Smoking is prohibited at the fuel dock and within 25 ft of fuel storage.
Flammables & Fire Safety: Store flammables only in code-compliant containers; not on the dock. Each vessel must carry a fire extinguisher. Personal fireworks are prohibited.
Hazardous Materials: Store and dispose of safely; never dump on docks or in Marina trash. Nearest disposal facility: Lorain County Collection Center, 540 S. Abbe Rd., Elyria, OH 44035.
Dock Boxes & Stairs: Dock boxes must be off concrete docks; triangle-shaped preferred; no deck or homemade boxes (removed at Owner’s expense). Stairs must be Marina-approved, no more than 24″ wide, and cannot double as storage.
Dock / Pier Use: No altering or attaching anything to docks, piers, pilings, or pedestals. No storing bicycles, furniture, or equipment on walkways. Swimming, diving, jumping, and fishing from docks are prohibited. Fish cleaning is not permitted on docks; guts may not go in trash cans.
Gates: Do not prop open or allow unauthorized access. Report malfunctions to the Marina office immediately.
Guests, Children & Pets: Owner is responsible for guest conduct; register extended overnight guests. Children must be supervised on docks and in common areas. Pets must be leashed at all times and cleaned up after immediately.
Noise: Limited to a 50 ft range. Quiet hours are 10:00 p.m.–7:00 a.m. daily. Generators permitted outside quiet hours only when reasonably necessary and not a nuisance.
Parking: Designated areas only; keep fire lanes and accessible spaces clear. Trailers may not be stored on the premises. Posted speed limit applies to all vehicles.
Contractors: Notify the Marina Manager in advance; contractor must meet insurance and workmanship requirements. Must check in at the office — no personal key fobs to contractors. Work permitted 8 a.m.–5 p.m., Monday–Friday only; no weekends except documented emergencies.
Storms: Owner must adequately secure the Boat in advance of forecast severe weather.
Photography: Personal, non-commercial use permitted. Commercial use or drone use requires prior written consent — see Section 28 of the Agreement.
Prohibited Conduct: No subletting or assigning without written consent. No operating a vessel while impaired. No discharging firearms/fireworks or possessing illegal weapons/substances. No tampering with utilities, gates, or security equipment. No disorderly conduct.
Violations & Enforcement: Violations of these Rules are handled under the enforcement process in Section 5 of the Agreement, which may include a warning, fine, suspension of privileges, or termination of the Agreement and removal of the Boat.
Amendments: The Port Authority may amend these Rules at any time. Amendments will be posted at the Marina office and/or provided per the Agreement’s notice provisions; continued use of the Slip after the effective date constitutes acceptance.
Slip holders acknowledge these rules from their My Marina account.
